Many sellers believe that they need to price their home for more so they have room to negotiate with the buyer. This is so wrong! And here's why?
More buyers will view the property online in the first three weeks than at any subsequent time. If the property is not with in "market range", most of the true potential buyers will not even see your property in their searches. Fewer buyers are attracted and fewer offers received. Marketing time is prolonged and initial marketing momentum is lost. Even if a buyer agree to pay more than "market value" for your property, it's unlikely they will be able to secure a mortgage to complete the purchase. Generally, the longer a property is on the market, the lower a potential buyer's estimation will be of its value, often resulting in a lower sale price.

Why it is a great time to buy: Home values are projected to rise throughout 2018 and into 2019. Delaying may only cause higher prices in the upcoming months. Mortgage rates are still low. What it really comes down to is your monthly payment and if that is going to work for you.

Everything from tracking throughout the house to going through personal property to ~ick~ using the restroom. This what what sellers hope is not happening in their home while buyers are out their looking for their perfect home. In conclusion, let's respect the seller's home and treat it how you would treat your own.
Did you know that 81% of buyers can’t visualize themselves in a home? Here's what to do:
#1. Light, airy colors always make a space seem larger and more inviting… replace dark or fashion tones with soft, light colors. Whether it is on your walls or in your furniture
#2. Take out your screens. Surprisingly your screens make the inside of the house appear much darker. remove for your professional shots and for showings. The home will appear to get way more natural light.
#3. Take out curtains or curtain rods that cross the center of a window. This makes the windows appear smaller and you lose that beautiful visual.
#4. Add throw pillows! Home needs to feel alive and inviting. Think green and throw in a few plants. But don’t over clutter. Make sure you remove all personal photos for the buyer to visualize themselves in the space.
